I live in a suburb of ATL as well. Looking quite hard at escape options, but it is quite true that statistics cover broad areas (city limits, county limits, etc.). Everyone who lives there knows exactly where the worst areas are, and that is the case in every city. I have been to quite beautiful parts of NJ. I would avoid the tri-state intersection like the plague. Most everything north and south of Atlanta are pretty nice. Not so much east or west, and certainly not within the perimeter freeway that encircles the city like a giant anal sphincter. The demographics and socioeconomic factors are far more important than anything.

Everything else you need to know about taxation, gun laws, attitudes of the people, Etc, all start with demographics. Google the county you want to know about along with the word demographics, in the Census Bureau will give you some nice charts that tell you everything you need to know.
I live in Dekalb county. You look up the demographics. I see it every day. But even in Dekalb, there is north Dekalb and south Dekalb and the demographics very big time. Not that I trust any of them.

Bedford is only ok imo. The weather there is more volatile than just outside the area. Lots of really dumb and uninteresting people there but this is relative. To the people’s credit most do have common sense which in some ways puts them at the genius level at this point. They are all about 2nd amendment there though and mostly they are almost universally uninterested in masks there. Lots of farms around so alot of food security. Super low cost area. Cops have gotten somewhat better there but still some psycho LEOs there but their numbers are very low so not much of a problem. There are alot better places in SW va with more interesting people imo, same low cost, more freedom and less volatile weather but it depends on what you are looking for. On a scale of 1-10 for SW VA areas, I would give it about a 5 but Bedford is improving imo. But on a 1-10 across the whole US, Bedford is probably 8-9, of course this relative and just opinion, city loving folk would NOT like Bedford. The scale I use is based on independence, low crime, food security, low cost of living, lots of nature activities, sustainability (meaning plenty of clean water and natural resources not reliant on outside inputs) and low police state tyranny (Bedford scales relatively low here because they still have war on drugs and still use drivers license as a weapon to enslave – if you get on their radar they will hunt you every day until they can throw you in prison, literally, and when you get out of prison they will do it all over again). If you put jobs on the scale then forget Bedford all together. Bedford still practices the common law but also participates in administrative statutory law wrongly applied to the people.

Stuck, I’m curious as to the reporting metrics though. Up here in MA, with very lax prosecutions and DAs, many things get swept under the rug.
We also have a strange procedure here that is found in NO OTHER court system in the US. A defendant can go before a clerk magistrate, and without anything ever hitting the record, can have their case either dismissed outright or settled right there with just a fine or probation.
We get a LOT of “continued without a finding” which means the defendant promises to be a good boy or girl for 6 months and the charges are dropped and they have zero record. Sure they pay a fine, but still. The Boston Globe Spotlight division did an article on it called “Inside our Secret Courts”.
I guess they were hoping for a bombshell but as far as I know, nothing changed.

The cases are only suppose to be cases if there is an accuser with valid cause of action. All criminal cases require Grand Jury indictments or presentments but the unlawful usurpation by administrative statutes unlawfully applied to the people, circumventing indictment requirements is single biggest issue in the US. This is THE point of the overthrow of lawful government everywhere in the US. The courts are scared to death of people who are perfectly clear on this fact.
Having these administrative ejections of cases probably serves multiple purposes for them 1) it keeps official crime numbers low 2) it gives them another avenue out for when they mess with those whom are awake to the overthrow, challenge their jurisdiction and start to go after them.
As an awake property ‘owner’ I am resolved that if the cops start causing crime rates to go up by arresting and convicting people without accusers in my area then I am going to seek to have the cops, prosecutors and judges involved indicted criminally and I will sue them individually under common law for the injury of devaluing my property through fraud. Luckily, where I am they don’t ever mess with anyone without an accuser but if they start to I am going to go after them for their injury upon me.
This whole point resonates with that Cold Anger article. Some of us have been sharpening our infoswords of law for decades and stand ready to release a shit storm of God’s wrath upon them if they go one micron over the line. Some places like TN have straight parallel rackets that are not even part of the courts at all and operate out of commercial office buildings where they seize property and then negotiate an amount about 75% of the property value to be paid to them to get thr property back. Those scenarios in TN are totally outside of ‘courts’ but still have police involved – a straight organized crime racket in your face just extorting people all day for no offenses at all.

I am referring to the common law which is the foundation of American organic law and state and US constitutional law. The indictment requirements is explicitly required in US and VA constitution but is derived from English and American Common law. The vice admiralty courts itemized as a feature of tyranny in DOI was British administrative courts of that day which are exactly equivalent to almost every ‘court’ most people deal with today.
If you want to know the truth then you are going to need to read EVERYTHING having to do with courts and law back at least 400 years. Learn the entire financial structure of courts, learn what changes have been made. Read all the statutes and enactments and at least supreme court cases but even better is reading case law that address elements of cause and elements of each type of crime at both state and federal and back into common law.
One good eye opener is to read the definitions of words in law dictionaries back for hundreds of years that broadly apply – words like person, cause, jurisdiction, accuser, citizen, charge, rights, tender, coin, money, court, justice etc.
Map the definitions across dictionaries to see the BAR conspiracy of altering word definitions to undermine equal justice.

You could read Blackstone’s work which was said to be the second most read book behind bible around founding of US. Blackstone’s work is English common law though and you need to apply the DOI filter to English common law because American common law severed monarchy sovereignty and replaced with individual sovereignty aka equality.
One of the best starting places is maxims of law. Maxims are absolute truths derived from common law. The common law itself was discovered via jury rulings over 800 years of cases in England and the maxims were derived directly from those cases.
I also reccomend reading all of Lysander Spooner’s works but you will need a good comprehension of common law to fully comprehend what Spooner is actually saying and where he is coming from.
The single greatest key of all is some I discovered. I call it the first maxim – law never violates law. One must utilized this maxim to fully comprehend what one us reading in law. One may see places where one law violates another but the reality is that one is missing something about the word definitions and comprehension what is being read if they find a conflict. The bar conspiracy of shifting word definitions makes this a moving target throughout history and very difficult to decipher.

Actually common law reduces to only two types of breaches – breach of duty and breach of peace; do what you said you were going to do and don’t intentionally hurt anyone. All crimes and civil breaches are derived from these two prime branches of law -duty and peace.
Technically jury nullification exists in every state. The only difference with NH is that the ‘judge’ is required to explicitly tell the jurors of their power to nullify where in other states the jury members are presumed to already know their power. But the fact that ‘courts’ will arrest FIJA volunteers trying to inform people at a courthouse shows how the criminal racketeers feel about jury nullification.

Problem with Alabama, Arkansas, Mississippi, Georgia, etc. is they all have state income taxes, real property taxes (some also have personal property taxes like Arkansas which have to be paid every year), sales taxes, ad valorem (meaning taxed on the value of the car) taxes on automobiles. Mississippi’s property taxes are fairly low but then the value of property there is much less, like the property Stucky posted. My house here in Memphis, while not that expense (130k) would sell for peanuts (around 80K) in a place like Senatobia. Of course, a 130k house in Senatobia would have the same amount of property tax as my Memphis home. As TN Patriot is so want to say, Memphis, Tennessee sucks the big weenie. The homicide rate here is horrible. There were 2 killings within a half mile of my home here recently, both of them murder. I am looking to get out of here but the flight of decent people out of Memphis is such that housing is priced out of my retirement revenue stream. Still, all in all, Tennessee has some very good areas with low property taxes, fixed automobile registration, no income tax on wages, retirement income or SSA. Some areas have high sales taxes. I was referring to N.W. Arkansas that is dominated by Fayetteville, Springdale, Rogers and Bentonville. We lived there for years and experienced the deterioration of the quality of life, year after year.
We moved from Springdale because the Mexicans were literally taking over there, but when we leased a home in a new housing development in Rogers, north of Springdale, we found that we were literally the only family on the cul de sac that spoke English.
Chickens from our “neighbors” would run through our yard with several Mexicans chasing them.
The cops would pull up to somebody’s house damn near every night.
We finally decided to move and not use the purchase option on the house.

Forty yrs. ago Springdale, Rogers area was pretty nice, to my memory. The last I saw William Clark was at Smitty's funeral in Nevada, Mo. I believe he told me that he has a tattoo shop in both towns now. He was still limping a bit and walking with a cane (he had been hit head on by a drunk chick in a pickup truck while he was riding his scooter. I don't recall the exact count, but dozens of his bones were broken. If you're still in the area, I'll dig around and see if I can find his business card.

I am originally from Wisconsin and I moved to a small town in northern Mississippi called Bruce right after I ETS the US Army, where incidentally, I was born (I only lived there a year or so). There was no hospital there at the time, I was literally born on the second floor of a pharmacy. This happened as my parents were visiting my father’s family. Born on Thanksgiving 1952. However, I eventually moved to Memphis in 1982 when it wasn’t as bad a shithole as it is now. As I stated before, I am looking to get out of Memphis solely to protect my two great grand sons, which I have custody of.
What part of town are you in? We moved to southern Fayette in ’04 after they decided to fund the Forum. I was afraid of what would happen to taxes, then Memphrica gave up their school charter and took over the county school board with the same idots who ruined the city schools. Lots of people fled to the burbs and drove prices up, along with property taxes.
The further south you go, the hotter and more humid the air is.

We’re here out of financial necessity but that’s going to change. Politically speaking, we live on a red island in the middle of a big blue sea, but the Yiddish colonists from NY keep coming and the low income residency is expanding.

Hey AOC, Stuckey, I live half way between Jackson and Nashville north of I-40, it’s great out here. Lots of hills, valleys, creeks, rivers, trees and critters. This is called the Three Rivers area. Nashville is very safe Jackson is OK for shopping, dining, getting prepping stuff. Once you’re 15+ miles east, you’re in beautiful, rural, farm, War of Northern Aggression battle field territory. From my area, Humphreys county, you can get to plenty of interesting places with a 15 to 90 minute drive. Most of the locals go to church regularly, LOTS of Church of Christ and Baptist churches around here. The female cashiers, hired help, call ya Hon, Honey, Sugar, Sweety, most folks are friendly. Violent crime is very low (except for the adore mentioned tweaker property thieves), barking dogs keep them away. The locals have accepted this Redneck in training to be Tennessee Hillbilly. We should have an essay contest to convince Stuckey to move to our area, so he has instant friendly back up and handyman help n shit.
Wow. I am taking a serious look at Jackson ….. the most southern portion of the city, an area known as Byram. Houses to die for on lush tree lined streets. Much beauty.

Believe it or not, South Carolina alone is larger than Great Britain. And we’re not the largest state by any means, of course. There’s lot of room in this country for someone looking for new digs.
It’s not Jackson that’s the problem per se. It’s the proximity to Memphis. Tree Mike has the right idea. Pretty much anywhere within proximity to Nashville is IMHO one of the safest metro areas in which to live, if you have to commute to work…which has just about become a non-issue. However, the Mayor of Nashville is a loon. I won’t step foot in Nashville with the police actually enforcing his Face Diaper mandates.
Williamson County is about unobtainium at this point. In terms of MHI you could compare it to Northern VA. I’ve lived all over the country and never seen the “flight to quality” in Williamson County like it’s been over the last year. Maury County, Rutherford County, Sumner County, Dickson County, even Cheatham County are all solid choices.
Other things that most people overlook are nuke plants and primary/secondary military targets. Nashville is pretty much the best metro area in that regard (E of the Mississippi River). Same with its demographics. Take Memphis and the exact opposite is Nashville.

If I want to know what kind of town I’m entering, I roll my window down slightly and listen.

You may know the kind of place… smells like stale beer and old cigarettes with country music playing low. I’m talking working class here. Stucky – To determine where the crime is, look at the amount of welfare and the demographics. Go back to your map of voting in the ’16 election and stay away from blue. I live near Memphrica and they surpassed the record number of homicides with 3 months to go in the year. It is a majority minority city, very high welfare and a dangerous place to be after dark. Go 60 miles east and you will find good country folk who help out their neighbors and get along with most people.
If you are looking in AL, I would suggest the northern half, as far from B’ham and Montgomery as possible. Florence and Decatur area on the TN river are nice. Gulf coast is nice, but houses are more expensive and there are hurricanes to contend with.
I, personally, would love to live in East TN, but wife does not want to leave the kids. It is very pretty, mostly white and a lot calmer than here in W. TN. It does get cold in the winter, but is beautiful in Spring and Fall. Also no state income tax in TN.

I have had a house in Mississippi for 20yrs and worked as a DTV tech and been to every mansion and squalor from the delta to Jackson and it is a beautiful state and my place in the country is the closest thing to Eden I can imagine. I thought you were 1/2 Pollack. The hospital proximity thing is limiting. Bedford Co. isn’t bad at all & is fairly close to Roanoke, Lynchburg, or Charlottesville for hospitals. There are mountains nearby. Southern Franklin, Henry, Patrick, Pittsylvania, & a few other VA counties along the southern edge are reasonably close to the big teaching med schools around Raleigh/Durham area of NC. Teaching hospitals are the best. I owe my leg to UofP in Philly about 40 yrs ago. Danville was in the top 10 best places to live about 20 years ago. Not so much any more, but the surrounding area is still not bad. Taxes are cheap. I was really hoping to move a bit farther west into the mountains south of Floyd than where I ended up, but had to be out of the last house fairly quickly. Hoping to get the Coonman & his asshole buddies out of Richmond next election, but we’ll see. There’s a rifle range 1/2 mile away & the few locals I’ve gotten to know well are golden. Even parts of WV are pretty decent & Eastern TN down along the Smokies is nice, but no great hospitals. Stay away from fucking Asheville NC or we might be doing a go fund me for your bail on girly/manslaughter charges.

I lived in the deep south less than a decade so I don’t pretend to be an expert. There’s the normal part of town, and then there’s the black part of town which is where the most of the crime occurs. Regular folks know not to go there after dark. And every time I had to pull a weapon in self defense, the threat was brown, except in San Antonio. Them two were white.
For fuck sake, how many times have you had to do that? My old man gave me this advice – stay way from places where trouble tends to be, and you will almost never have any trouble. That advice stood me in good stead, once I was through being stupid.,
For fuck’s sake, how many times do you deign to step in and give advice where its not welcome and certainly not needed? Not once have I had to present a weapon when I myself was out of place or trafficking where/when I should not have been-which is exactly why one ought be armed as much as possible, and thank God I was. Wow. You’re dumb. 1. Woke up wide awake at 130 am with “that feeling” to find a man at my front door reaching for the knob, and I hit the porchlight. He left when he saw my pistol through the glass of the door. 2. Carrying my 1 y/o back to the car in my left arm in broad daylight. Two guys-one at each end of the car parked (parallel) ahead of mine. About 50′ from my car, they saw where I was headed, and the one guy at the front of my car stood fast, the guy at the front of the other car swung around and stood at the rear of my car. I’d watched the whole thing without keying them that I was looking. At about 25′ from my car, they began to walk toward me. When I pulled the .38 from my belt the one looked at the other and shook his head and they left. 3. Leaving a restaurant after dinner and heading to the car with my family two bum-looking guys approached saying their car broke down and they needed a jump. I immediately recognized what they were up to, and told them to get away, placing myself between them and my family. They continued to approach, even after I yelled at them to leave. When I pulled my pistol they looked at each other and left. In no case was I out where I should not have been when I should not have been. I have always looked young for my age and I believe that made me a mark sometimes. And, lastly, you can kiss my ass.

Nice stories. You had some reason there. I have similar, but at no time did I have to pull a weapon. Not that I was often unarmed, at least with a bladed weapon. I have been told I exude menace in the type situations you describe, probably because I quit giving a fuck about my welfare in my teens. Even now, at an advancing age, miscreants would look for a softer target. I grew up hard, and I was more afraid of what my old man would do to me if I stepped back than anything wannabe thugs might do.
I give advice in these situations because some of it may prove valuable for others. Maybe not you, but some.
There are a lot of people who have never thrown a punch or been in a dangerous situation. And that is not a bad thing, but it gives them a false sense of things. I spent quite a lot of time teaching my kids these very things – don’t walk close to corners of buildings, don’t go where trouble is, if it looks like trouble you cannot get out, act first not second, walk like you know what you are doing and where you are owing, keep your wits about you, don’t go out alone, etc.
It is valuable info. At least to some, whether they know it or not.

Crime is one of the first things I look at on realtor.com when browsing.
But look at flood zones too, especially if you’re looking in hurricane country.

I live in the South (born in Chicongo) and crime rates are no worse than anywhere else, especially my old home town. And what is the point, that people own guns in “The South” (unlike everywhere else) because people want to protect themselves from criminal activity (all areas now bad) or go hunting or just because they don’t want BLM peaceful protesters come into their private homes unannounced to burn down the house, just because?
