Jeezus, stick a red hot poker up my ass. Pretty much every damned city I looked up says this “crime rate is significantly higher than most other cities in America of similar size“. Not kidding. I thought my computer had a virus, stuck in a loop.
More research. Yup. FOUR of the TOP FIVE crime ridden states are in the South!! So, all you bumpkins who make fun of NJ can go suck a wet noodle.

Indeed! It’s one of the most important questions to ask. Unfortunately, one has to rely on the honesty of the homeowner — the only one who knows the answer. If they are moving because of toxic mold, will they tell you that?
Another top 3 question; how long has it been on the market? Specifically, I look at how long the average time to sell a home is in that area — and compare it to how long that house has been on the market. If it takes 75 days to sell on average, but the house hasn’t sold in 150 days …. then that’s a significant red flag.

Stuck, sometimes DOM is not completely reliable. A certain country singer had his home on the market a few houses down from me for over a year. It was the most expensive home on the road. But then the Rona hit, and it’s poof, gone in 60 seconds.
