Is Mar-a-Lago worth $1 billion? Trump’s winter home valuations are at the core of his fraud trial
How much is Donald Trump’s Mar-a-Lago worth? That’s been a point of contention after a New York judge ruled that the former president exaggerated the Florida property’s value when he said it’s worth at least $420 million and perhaps $1.5 billion.
Siding with New York’s attorney general in a lawsuit accusing Trump of grossly overvaluing his assets, Judge Arthur Engoron found that Trump consistently exaggerated Mar-a-Lago’s worth. He noted that one Trump estimate of the club’s value was 2,300% times the Palm Beach County tax appraiser’s valuations, which ranged from $18 million to $37 million.
But Palm Beach real estate agents who specialize in high-end properties scoffed at the idea that the estate could be worth that little, in the unlikely event Trump ever sold.
“Ludicrous,” agent Liza Pulitzer said about the judge citing the county’s tax appraisal as a benchmark. Homes a tenth the size of Mar-a-Lago on tiny inland lots sell for that in the Town of Palm Beach, a wealthy island enclave.
“The entire real estate community felt it was a joke when they saw that figure,” said Pulitzer, who works for the firm Brown Harris Stevens.
“That thing would get snapped up for hundreds and hundreds of millions of dollars,” said Rob Thomson, owner of Waterfront Properties and a Mar-a-Lago member. “There is zero chance that it’s going to sell for $40 million or $50 million.”
In the ongoing trial over the lawsuit, though, what a private buyer might pay for a place like Mar-a-Lago isn’t the only factor in determining whether Trump is liable for fraud.
WHAT IS MAR-A-LAGO?
The 126-room, 62,500-square-foot (5,810-square-meter) mansion is Trump’s primary home. It is also a club, private beach resort, historical artifact and banquet hall with a ballroom that features gold leaf. It is where Trump stored government documents federal prosecutors say he took illegally after leaving office in 2021.
While Trump has long admitted using “truthful hyperbole” in his business dealings, he is not exaggerating when he calls Mar-a-Lago unique.
Built in 1927 by cereal heiress Marjorie Merriweather Post and her second husband, financier E.F. Hutton, she gave the property its name — Spanish for “sea-to-lake” — because its 17 acres (7 hectares) stretch from the Atlantic Ocean to the Intracoastal Waterway.
Post kept the mansion after the couple’s divorce, using it to host opulent galas. In 1969, Mar-a-Lago was designated a National Historic Landmark.
Post, who died in 1973, bequeathed the property to the U.S. government as a winter get-away for presidents, but Richard Nixon, Gerald Ford and Jimmy Carter never used it. The government, citing the high upkeep costs, returned it to Post’s foundation in 1981.
The property fell into disrepair. Trump bought it in 1985 for about $10 million, the equivalent of $30 million today. He invested heavily in its refurbishment.
By the early 1990s, however, Trump was in financial distress after several of his businesses flopped. He told Palm Beach town officials he couldn’t afford the $3 million annual upkeep, and proposed subdividing the property and building mansions. The town rejected the plan.
Negotiations continued and in 1993 the town agreed he could turn the estate into a private club, giving him cash flow he could use for maintenance. He built the ballroom, but signed away development rights.
The agreement limits the club to 500 members — the initiation fee is $500,000 with annual dues of $20,000.
Trump typically lives at Mar-a-Lago from October to May before summering in New Jersey.
SO WHAT IS MAR-A-LAGO WORTH?
That’s hard to say. The biggest problem is there are no comparable properties. No one builds mansions in Palm Beach like Mar-a-Lago anymore and those that did exist were demolished long ago, broken up or turned into a museum.
Trump, in an April deposition, justified his belief that Mar-a-Lago could be worth $1 billion by comparing it to the price the Mona Lisa or a painting by Renoir would command — the ultra-wealthy will pay a premium to buy something that’s one-of-a-kind.
Eli Beracha, chair of Florida International University’s Hollo School of Real Estate, agreed it’s difficult to assess the value of any unique property. The fact that Trump owned Mar-a-Lago would likely increase its sale price.
“Some people are going to argue that not everyone likes Trump — some people would actually pay less because of that. … But the high bidder is probably going to be a person who buys it because it belonged to Trump,” Beracha said.
Pulitzer said the rock-bottom price for Mar-a-Lago would be $300 million. Thomson said at least $600 million. If uber-billionaires got into a bidding war, they said, a sale of a billion dollars or more would be possible.
The much smaller Palm Beach compound once owned by the Kennedy political dynasty sold for $70 million three years ago.
SO HOW DID PALM BEACH COUNTY COME UP WITH SUCH A LOW TAX ASSESSMENT?
The county gives Mar-a-Lago its current value for taxation of $37 million based on its annual net operating income as a club and not on its resale value as a home or its reconstruction cost. It is one of nine private clubs in the county taxed that way.
Becky Robinson, the tax assessor’s spokesperson, said that method is used because private clubs are so rarely sold or built, making it impossible to set their tax rates by comparing them to similar properties. Mar-a-Lago’s property tax bill will be $602,000 this year, county records show.
U.S. Rep. Jared Moskowitz, a South Florida Democrat, wrote the county saying if Trump claims Mar-a-Lago is worth $1 billion, he should be taxed accordingly. If Mar-a-Lago had a $1 billion assessed value, it’s property tax bill would be approximately $18 million.
Robinson said the county bases its assessments on the law and its formulas, not the value owners claim.
WHY IT MATTERS
In her lawsuit against Trump, New York Attorney General Letitia James argued that Mar-a-Lago was one of multiple assets Trump overvalued in financial statements given to banks and others.
On those statements, Trump valued Mar-a-Lago as high as $739 million — a figure James said ignored deed restrictions requiring the property to be used as a social club — not a private home. Her lawyers have argued that in his financial statements, Trump should have valued Mar-a-Lago the same way the county does, based on its club status.
Trump’s financial statements, the New York lawyers wrote, valued the club “based on the false and misleading premise that it was an unrestricted residential plot of land that could be sold and used as a private home, which was clearly not the case.”
Trump’s lawyers have said no trickery was involved, and that banks probably didn’t rely on his financial statements anyway when determining whether to lend him money.

We all know that banks NEVER rely on YOUR appraised value of a property you are putting up as collateral. They hire professional appraisers who give them the fair market value of the asset and make loans according to those valuations.
This is only a criminal case because Trump is running for president as a member of the opposing party.

Deed restrictions are a private agreement, frequently broken and only enforcible by private lawsuit. Deed restrictions usually expire and are often simply cancelled. No property value should ever be limited by deed restrictions.

Unique properties are notoriously hard to value especially if a famous person is attached to them via residency or ownership. We’ve all heard of small cottages in LA hills sold for ridiculous amounts because some famous asshole owned it or lived in it.
Secondly, NO lender relies on what an owner values something at. None. Zero.
It’s called an appraisal, and it is done for a trailer in the Ozarks to yep, Mar-A-Lago.
Appraisers are licensed individuals who are legally held liable for bad appraisals done with fraudulent intent.
So why was the official appraisal not brought into evidence? Well, duh that’s why this is all fake and theater.
It’s all done to make more people martyr Trump and divide us.
Use common sense and if you can’t just ask any real estate agent or appraiser how it works.

The crime of fraud is not just in lying about the value, but in lying about value to get a loan or to get tax breaks. I worked for an appraisal firm that appraised the property at the time that Trump converted it to a club. $75 million is probably a very low current estimate, but $500 million seems very high, and likely to be equally inaccurate. The value is certainly well over $100 million, but there are restrictions. The house that Trump notoriously sold to a Russian for $100 million (which we also appraised) was torn down and the lot subdivided, but that cannot be done with Mar-a-Lago. As the article states, the house was built by Marjorie Merriweather Post, who was married to financier E.F. Hutton, and it was designed by Marion Wyeth and Joseph Urban, who were renowned architects of the time. It has historical significance on many levels. Trump granted conservation easements to the Town of Palm Beach in exchange for approval to convert the property from a residence to a private club, and those prevent the exterior from being substantially changed. So it could not be bought to subdivide the site, and a new owner could not tear down the house. Whatever its value, it would be as a residence in its present condition or its commercial value as a club.

It is still a crime to lie about the value of a property when you apply for a bank loan or when you appeal your ad valorem tax assessment. There are signed statements swearing that the information you provide is accurate. Just because the bank or tax assessor doesn’t take the property owner’s word for it doesn’t mean the lie not a crime. The fact that our financial system has “guardrails” to prevent fraud does not make the attempted fraud legal. You know this, right??

In 2005, 2006, 2007 anyone that could hold a pen and fog a mirror was given a loan to buy a house. The buyers lied, the mortgage brokers lied, the appraisers lied. Yet no one of any significance went to jail. I believe some low-level nobodies got thrown under the bus to make it look good. Strippers were filling out mortgage applications and owned multiple homes.
I personally know of a part-time Home Depot shelf stocker and her husband who was a day laborer who bought a house with zero income scrutiny. Their loan started out at 3.5% and adjusted to TWENTY SIX PERCENT. Sure, this is illegal now, but back when the mortgage industry was partying like recently freed cons who found a sack full of cash and some free hookers, the money flowed and no one cared.
Millions of borrowers walked away from millions of dollars in loans and I can tell you no one was forced to pay it back.
In California, the ONLY recourse a lender has is foreclosure.
In a state like MA, you can be on the hook for whatever the left over balance is after the foreclosure sale, but good luck because that’s what bankruptcy is all about.
So to pretend like the whole thing isn’t a stinking pile of maggot infested dog poo is fooling ourselves big time.

Being held off market by the 85% of mortgage holders who have rates 4% and less. Why would you sell when you have a mortgage of 3.5% to pay more for a similar house at a mortgage rate twice as high? Obviously you wouldn’t.
These are the buyers now: first time high-earners who have a down-payment OR low-income buyers using FHA, USDA, MassHousing, and some form of assistance for the down payment.
There are some lateral move buyers who are mortgage free or almost mortgage free who have all or most of the money to pay in cash once their current house sells.
Foreclosures are slowly ticking up but it’s a slow trickle.
Commercial foreclosures will be the bigger wave.
I think even if rates were to drop to 3% again, we won’t be going gangbusters without lots of new builds.

I have been to Mar-A-Lago a number of times. it is one of the largest and most historic private residences in the United States (and it is a club). It sits on a huge piece of some of the most valuable property on earth, right on the beach of Palm Beach. $20 million evaluation by Palm Beach county? No kidding. Palm Beach county is run by Democrats and this evaluation was probably deliberate. You can’t touch place far smaller in Palm Beach for $20 million. The place could be worth from $500 million to a billion. Full stop.
No one values at local municipalities rates. Most are not even set at 100%, many have rules that when assessed policy drops under a certain amount be it 70,80, or 90% the whole community has to be reassessed. Until you can show Trump payed off the assessor, it is the assessors mistake not Trump’s. Under this scenario almost anyone that sold property for more than the assessed value would be guilty of fraud. Second why is a New York judge worried about property in Florida? Is he current on Florida real estate tax laws?

The more important aspect of this whole issue is why it even matters to the government what the actual value of a piece of private property is (other than for assessing property taxes, which themselves are immoral, but that is a subject for another day), or what the owner claims it is worth. The fact that there is any law that allows the government to charge someone criminally, or civilly (which is even more absurd) as in this case, for erroneously estimating the value of a piece of property, when no one has been harmed, is a travesty of justice and common sense.
But in this particular case it is mostly just theater to, among other things, keep Trump in the spotlight and increase his support on the right. Most of the lawyers, prosecutors and judges involved in this case, and all of the other ongoing civil and criminal cases against Trump, undoubtedly do hate Trump, and think they are going to punish him and/or prevent him from being elected again this year. But they are just useful idiots who aren’t even smart enough to realize that all of these prosecutions are helping Trump’s popularity and finances. But the people higher up the Deep State food chain know that all of this nonsense helps Trump, and that is exactly why they are allowing and even encouraging the useful idiots to do what they are doing. Trump is the designated winner again this year, just as in 2016.
But I have to hand it to the NWO/Deep State. They are even smarter than I previously gave them credit for, and I gave them plenty of credit for being smart after watching the ease with which they imposed tyranny in nearly every country on the planet in 2020 due to an imaginary virus. Longtime readers here know that in 2020 I was predicting they would reselect Trump that year. But by selecting Biden in 2020, and then selecting Trump again this year instead of 2020, they accomplished several things, including keeping Trump relevant for three presidential terms instead of just two. If Trump had been reelected in 2020 he would be mostly irrelevant after January of next year. But now, he will remain very relevant at least until January 2029. Due to his extremely polarizing nature he is very useful for manipulating both the Left and the Right, regardless of whether he is in office or just running for office.
Here is an idea…. I here this judge lives on Long Island NY, so let some of the better investigators here find out how much his house is worth and see about applying his standards to what he paid for his home..

Trump didn’t inflate, nor over inflate the “value” of his apartment…. he lied and inflated the “actual amount of square footage” contained in said property. That number is a fact; not a guesstimated appraisal. Trump’s mythical square footage number in turn naturally inflated, and overinflated the “value” of the property.
