A Vibrant Society

When you live in Lagos on the Chesapeake™, people like to send you stories about the place, as if to be reassured that it is as bad as advertised. I’ve developed the habit of telling people that it is worse than they’ve heard. That’s probably not true, as Baltimore has quite a reputation, but it makes people feel better about it. One of the items sent to me recently was this story about the restaurant closures in Baltimore. So far this year, 24 trendy restaurants have closed, continuing a trend of bad news for the city.

Baltimore has seen another spate of restaurant closures — as consumer habits change and suburbanites find less incentive to dine in the city, according to experts, restaurateurs and consumers.

At least 24 restaurants have closed since January, including Federal Hill stalwart Regi’s American Bistro, Hampden’s popular Corner Restaurant and Charcuterie Bar and Canton’s Fork and Wrench.

Increased vacancy rates for small commercial real estate spaces reflect those closures. Chris LeBarton, a market economist for CoStar Market Analytics, said vacancy rates for spaces up to 3,000 square feet — often home to independent restaurants — rose to 8.1 percent at the end of March, up from 6.8 percent at the end of September, when the city underwent a previous wave of closures. That rate is at its highest since 2010.

Data from the U.S. Bureau of Labor Statistics point toward a trend long in the making. The number of Baltimore’s food and drinking establishments decreased 4.6 percent between 2013 and 2016 — from 1,613 to 1,539. Nationally, the number of establishments increased by 5.7 percent, from 8.9 million in 2013 to 9.4 million in 2016.

Analysts attribute Baltimore restaurant closures to factors including the natural cycles of the industry, millennials’ preference for convenience and value and — more particular to this area — competition in the suburbs and high crime rates that ward off suburbanites.

Downtown Partnership President Kirby Fowler pointed out that restaurants often have a three- to five-year life cycle.

“There might be issues involving the city’s reputation, but it as well could be an explanation of what the restaurant is doing or not doing,” he said of the factors driving local closures. “To open a restaurant is a risky endeavor, but it’s what we all want to happen more and more.”

One of the funny things about life in Lagos is just how many of the locals work hard to avoid noticing the obvious. You see the self-deception is this story. It’s those rotten millennials or the wacky unpredictable nature of the restaurant business. There is an oblique reference to the “city’s reputation” but the bulk of the article is about blaming things that have nothing to do with the problem. They say people see what they want to see, and that is very true, but people can also not see what they don’t want to see too.

On the other hand, it is tempting to blame the crime wave that was unleashed by the Freddie Gray case. The riot was national news, but the subsequent spike in murder has done far more damage to the city’s reputation. That’s most likely not the cause of trouble for the restaurant and entertainment businesses. The real issue is the uptick in black on white crime, particularly in the hipster areas of the city. When a bartender at a trendy restaurant is gunned down in a robbery, white people take note.

There is a phenomenon, that most white people in vibrant areas intuitively understand, but people rarely discuss. That is as vibrancy increases, black-on-white crime escalates. The legendary quantitative blogger La Griffe du Lion showed that the risk whites faces from whites, in terms of crime, is independent of neighborhood size and racial composition. The probability a white is attacked by another white in a given year is the same no matter where he lives. This is true when adjusted for socioeconomic factors, as well.

On the other hand, as the number of blacks increase, the odds of a white being victimized by a black accelerate upward. The reasons are well known now. Blacks are more than three times more likely to commit violent crime than whites and black on white crime is vastly more common that any other inter-racial crime. It turns out that what everyone knows is true. Blacks prefer to target whites when committing crime, especially violent crimes. So as vibrancy increases, white victimization rates accelerate upward.

Again, most people intuitively know this and pick up on the clues from news accounts and conversations with friends. All it takes is a spike in well publicized black on white crime in a tourist area and whites stop going to the tourist area. Of course, this accelerates the trend, as the black-white balance swings to the dark side. It’s why when a neighborhood around here “turns” it tends to do so slowly, then all of a sudden. As La Griffe du Lion noted, the threshold for these things is about 20%. After that begins the run for the exit.

If you look back at the population mix of cities like Baltimore and Detroit, they thrived up to the point where their vibrancy crossed the 25% line. At that point, the infrastructure started to crack under the strain of keeping the vibrancy under control. As the vibrancy spilled into white areas, whites began to flee, the vibrant-to-plain ratio began to quickly tilt to the former and the die was cast. It’s why gentrification only works when the locals are physically removed or they are systematically walled off from the gentrifying areas.

Baltimore’s police commissioner resigned earlier this week. Seem he hasn’t filed fed tax returns for several years. Guess he was instituting his own personal “reparations” program. Either that or the he has an especially dominant nigger rich gene.

20% of 100,000 = 20,000. If most blacks are good people (what 80%?), than 20% of 20,000 = 4,000 are bad niggers? So 4% of a “vibrant” population can ruin an area.

What % of the population fought and/or supported the rag tag army that beat the British crown? We may be losing this time.

those #s approximate the murder %s also–
the majority of murders in this country are committed by young black males who make up 3-5% of the total population–

“We have not yet begun to fight”. I hope that after all the Urban Jungle smoke clears, the percentages will be on the safe side for centuries to come; and that there will be an Amendment to assure that there will never be communism or ways to pay for it by taxation ever again.

I’m surprised someone hasnt posited that jewish restaurant owners in the suburbs are hiring black thugs to go thugging around downtown to draw more customers to the subarban establishments. It would be a fairly cheap and effective way to increase property values…

Superb thinking; not stating I agree with the idea, but to even think the thought is pretty darn sharp.

This happened all over in Italy. The public beaches would be full of dumped garbage bags, used diapers, etc. I suspected the private beach owners next door as the culprits.

In Italy, certain stretches of beach are leased from the state—don’t ask about the terms, cough, cough—and the establishments rent out daily beach spots with 2 chaises lounge and an umbrella for about $15/day (approx. cost 10 years ago), including access to a bathroom and the usual overpriced snacks. Beaches right down the road are free to the public, but are mysteriously subject to rogue trash dumping.

Yeah, just a little more than 3X. Aggravated assault on whites by blacks occurs over 200 times more than whites assaulting blacks -OVER 200 TIMES

Steve, you forgot that there a six or seven times as many whites as black people in this country.
There are three times as many assults by black on white than white on black. Now multiply that by the ratios present.
An individual black man is about 20 times more likely to assults a white man than a white man is to assults black man. Hi

Simple assault is about 20 times more prevalent. Aggravated assault (when adjusted for percentages) occur at a rate OVER 200 TIMES MORE

And people wonder why the cities are turning into third world shit holes.
It has taken two generations for the moral heart and soul to be torn out of education.
It will take at least that amount of time to restore it back to some semblance of order.
A well educated and truthfully informed citizenry, does not let things get this bad.

I thought I was pretty creative making up shit ………. But this has me beat by a mile:

Florida university to award degree to Trayvon Martin:

Martin’s parents, Sybrina Fulton and Tracy Martin, will accept the degree on his behalf during the school’s spring commencement on May 13. Fulton is an alumnus of the school, a historically black university in Miami Gardens.

The aeronautics degree is in “honor of the steps he took during his young life toward becoming a pilot,” the school said in a Facebook post. Florida Memorial’s Department of Aviation and Safety has a designated Cessna pilot training center, and the school also houses the Trayvon Martin Foundation.
Florida Memorial wanted to award the degree to Martin now because, if he had lived and attended the college, he would have been graduating this year, said school President Roslyn Clark Artis.

The closest Trayvon would have gotten to aviation is baggage handler, or sky cap.

This is a master stroke of PR by Florida Memorial; they get to look “compassionate” and “caring”, while since Trayvon’s dead his malpractice and omissions will not come back to haunt Florida Memorial’s reputation.
Whatever it is; until reading this announcement I had no idea Florida Memorial existed, what it’s reputation as an aeronautical school might be, or who any of their “distinguished alumni” might be. I wonder how many new, improved and cutting-edge feats of aeronautical engineering they might have racked up already?

Not being called a racist is more important than education. Morality used to be aligned with Christianity. Now, it’s aligned with thinking nice thoughts about savages. Opiate of the masses, indeed.

You can take ‘them’ out of the jungle – but you can’t take the jungle out of ‘them’.

It’s so obvious that the split between Neegrows and the rest of the human race, was much earlier in homo-erectus development than the ‘experts’ would have us to believe. Possibly there were multiple races in Europe / Asia / India.

“high crime rates that ward off suburbanites.” I almost feel like this is spoken in code. Still scratching my head trying to figure it out

I lived in Baltimore for years. Not in the suburbs, in the city, in Charles Village. Whenever property comes up for sale around Hopkins, the University buys it up and converts it to housing or offices. They do this to create a buffer zone of University controlled property that can be heavily policed.

Baltimore was exhausting b/c you had to constantly be aware and on the lookout. If you paid attention, you could probably avoid becoming a victim, but it required constant surveillance and “condition orange” mindset. Very tiring. I had friends robbed at gunpoint in broad daylight outside trendy restaurants.

I also never worried when I saw a cop b/c I knew they were far too busy with actual crime to write me a ticket or citation for some traffic thing. Especially around Hopkins they were engaged 24/7 in keeping the crims at bay and out of the buffer zone.

I carried large 8 oz police grade pepper spray in my car and on my person all the time (guns were banned for carry in the city.)

With the black political left in full control of Baltimore City and the state delegation in Annapolis (Moscow on the Bay) in full control of the city for decades this is what you get !
A failing school system once the crowning example of what a public school system should be and was studied and copied nationwide ! What changed , the racial makeup of who is in charge and the population !
A police force that cannot be trusted from the top down !
A mayors office that only knows how to cry we needs mo money . Then you had one mayor that spent gift cards on her self , cards donated to be destributed as Christmas gifts to underprivileged children . Don’t worry abou her though after resigning and locking in $80 grand a year in a city pension she made another run for mayor LOL “You can’t make shit like this up” .
A housing authority that manages the section 8 rent voucher program (welfare for the city property tax and landlords) an owner of a nonperforming real estate investment qualifies for the rent voucher program and receives 2 to 3 times what the rental market would realistically pay and the city gets the property taxes and water bills paid ! A win win for everybody but a working tax paying citizen .
Yes Baltimore a true shithole in progress , owned and operated by 13.3% of America’s population with an average IQ of 85 . Just 10 points above the mental retardation scale starts .
This cannot end well but take heart with a glimmer of hope the city build a statue to Freddie Gray and coughed up $100 grand to bus city school students to Washington DC to protest guns and the second ammendment !
Any questions why businesses are vacating the city other than the huge hospital industry , they are dug in deep !
