These American Cities Have The Most Vacant Homes

A new report identifies American cities that are experiencing a post-housing crisis hangover.

24/7 Wall St., a financial news website, used tax assessor data from ATTOM Data Solutions to examine the number of single-family homes and condos that are empty in 15,957 ZIP codes, to determine which American cities had the most vacancies.

Twenty-nine cities were found to have at least 5,000 single-family homes and condos abandoned. In most of the cities on this list, the rate is well beyond the national vacancy rate of 1.52%.

Gary, Indiana; Detroit, Michigan; and Baltimore, Maryland, were identified as some of the cities that have the highest vacancy rates in the country. These vacancies are concentrated in neighborhoods with low incomes that suffer from decades of economic decline due to deindustrialization.

Most of these cities with high vacancy rates are situated in deindustrialized zones in the Midwest and Rust Belt regions. The loss of key industries was gradual and started in the 1970s.

24/7 Wall St. noted that high vacancy rates coincide with lower home prices. Here are 29 cities that are shrinking after decades of economic decline:

Chris Hedges, an American journalist, best describes this deterioration of America’s Heartland as an “unstoppable death spiral.”

Hedges has said the US economy has been drained by wars in the Middle East and vast military expansion around the globe (i.e., the +800 military bases). Exploding deficits, along with the devastating effects of deindustrialization has also crippled the country, he noted.

The bottom 90% of Americans in the 2020s will see stagnate wages, exploding wealth inequality, shrinking communities, and more deindustrialization will contribute to a further increase in vacancy rates across the country.

I work near Gary during the week, go home on weekends. I see Gary is #1 on a percent basis. Not a surprise, the high number of dilapidated, vacant homes is shocking the first time you see them. I drive through downtown due to highway construction. It is sad the number of old buildings and churches falling in on themselves. I have driven through these neighborhoods (quickly) to witness first hand what is in the video. Also, it is the hometown of the Jackson 5!

There used to be a billboard stating that Gary was the murder capital of the U.S. it was right along the freeway by Gary. I had a fuel stop there. it was a dark place.

I live in a town that just lost its steel mill that had been there since 1869. Its decline started in late ’80s, and since then the number of dilapidated houses has skyrocketed. Many are torn down every year, and many are still occupied by the people who get government checks. Most of these houses have roof problems, and have extensive decay damage around their the soffits and gutters. No repair is made, and I estimate that within the next 30 years somewhere between a quarter to a third of the houses here will have to be torn down. It’s sad to see these houses and recognize that in their heyday long in the past, they were once nice homes. Even some of what were once upper middle-class neighborhoods in my childhood back in the ’70s have turned into the bad part of town.
It’s especially sad to know that what once once a pillar of our community will soon be demolished.

I know there was already a post about that subject but it bears repeating. Greg Mannarino lives in Las Vegas and he was just talking about a huge tent city that he could see from his office window.

We will be driving half-way across the country in a few weeks. We routed the drive as best as we could to avoid going through big cities but you can’t avoid all of them. St. Louis is one of those cities. Every we drive through that city I am amazed and how many miles of squalor there is that I70 travels past. It seems to get larger each time we go through it.

It is the following quote from Michael Snyder that really makes one think:

“We are seeing this happen at a time when we are being told that the U.S. economy is still relatively stable.”

Thanks for the link, MC; it offers a few “nice” bits of insight – the prices of copper and lumber, for example, among others.

Also, like the article above, it illustrates why I am even more skeptical of this present administration than I used to be – the smokescreen re: the economy. I expect the media to lie, but that “they” are in agreement that “eveything is awesome and getting awesomer!” is a YUGE caveat – there is NO evidence of it aside from words, the repetitive narrative. AND . . . when the middle class tax-slaves are gone and “we” are a hollow country . . . there will be nothing left for THEM (the complicit), either, and they will be discarded just like the rest of us. It’s sad; dishonesty got us here, but MORE dishonesty . . . yeah, that’ll fix it.

When we hear real wages are $27 bucks per hour nonsense remember put an average industrial mechanic in a room with Bill Gates , Jeff Bezos and Mark Zuckerberg the average wage is $1.5 MILLON per hour . Still most working people are no longer covered with a defined benefits package for health and retirement and $27 per hour does not buy a home , pay taxes and all the other living expenses of daily life in America like eating .
So in local governments wisdom “THEY” (the ever present invisible they) continue to raise taxes and fees on the struggling left overs hanging on by a thread so those in government employ continue to retire in their 50’s fully funded by the organized theft of taxation .
The results are vacant homes and a decimated city with pockets of prosperity surrounded by a war zone of generational poverty and crime . Welcome to Baltimore where there are miles of vacant homes but a top notch M&T BANK STADIUM & Camden Yards Baseball Park a Grand Casino a beautiful waterfront shopping district of Harbor Place with a grand Aquarium and Science Center . All this expected to be supported by minimum wage workers tax base and tourism . People from out of town generally only show up their once or twice but after being threatened or attacked by the local indigenous criminal element the word gets out . Memorial Day weekend several hundred black youths appeared in the Harbor Place Complex overwhelming patrons and police in full Chimp mode . The new police chief and leftist media were full of excuses but no solutions exist . The cities population has declined to a point where there is no tax base left capable of supporting their mess even though 70% of the cities budget comes from the leftist shitbags in Annapolis by channeling tax money from the rest of the states residents to support this total failure .
Now there is a movement to fold the city and surrounding counties together as a single tax and governed area . Another great idea from bags of shit politicians !
The surrounding counties are already burdened with the crime leaching out of the city and of course the section 8 vouchers allowing low life’s with multiple uncontrolled offspring infesting the once very good school districts .
It’s all going to shit and it’s not coming back ! I do not care what any political animal says !

Went to my 40th High School reunion a couple of years ago in Waterbury, Connecticut. Known proudly once as the “Brass Capital of the World”. Had not been back in 35 years. What once was a bustling WHITE blue collar New England town is now primarily a run down, abandoned black and brown dystopia.

The destruction and squalor was shocking….and I’ve worked in North Philadelphia and Baltimore. I suppose because it felt personal. Anyways the sight of all that wonderful late 19th and early 20th century architecture laid to waste was to much to bear.

I doubt I will ever go back.

The top three are cities with mostly black population. TPTB use these people as wrecking balls and right now they are looking to clear out a great deal of old decayed real estate to be leveled. You can’t make big money building high dollar properties until you condemn and tear down the old. It’s the role the elites play and it is the role the blacks serve.

East Palmdale is full of blacks now, thanks to the rising prices of homes in LA that go for half a mil. They sold out and came to the Antelope Valley where they buy houses for half the cost and have some money left over. So, we are now surrounded and rapidly becoming a minority in our old hood. Walmart, Staters and Target replaced their Hispanic cashiers with black workers. The old white greeter is gone and now black men and women check your receipt as you exit. I can’t say Hispanics are better than blacks. There are trashy people everywhere. Here’s one thing I notice, blacks like to cross streets in the middle and not at the corner. They like to walk in the middle of the street and not on the sidewalk. Those must be learned behaviors, as if walking in the middle of the street should reassure you that they are not planning to rob your home.

Hmmmm…. Hilton Head Island with a 16.9% vacancy rate???? WTF…. I don’t remember HHI being an “industrial town.” Tourist trap, yes. Highly seasonal population, crawling with the faux rich in the summer, nearly deserted in the winter. Take your census on the right day and you can make HHI look bad, on the opposite end, it looks like the best thing since sliced bread. YMMV…..
