All across this great land of America– incredibly fabulous properties, pieces of crap, great bargains, rip offs,  beauty and ugliness, serious and whimsical  … that, and more, it’s all here folks!

 

What a Quarter-Million Bucks Buys You Right Now in the U.S.

 

I don’t want to argue the median home prices. They’re all over the place depending on the web site. For example, the national median price is anywhere from $285k to $369k.  So, I just averaged out the  low-high value. As such I’m going with $328,000 as the National Median Home Price.  I also average out the median price for each state.

There are two photos per state. The top photo in BLUE is the the STATE median home value.  The bottom photo in RED is the NATIONAL  median home value ($328,000 for every state).  There is a  $2,000 plus and minus leeway on the searched for prices on both pictures for each state.

To reiterate clearly for the occasional moran who stops by … the prices shown in bold colored large font are NOT the actual prices of the homes — they are either the state or national median values. The actual price of the home will usually be within  +/- $3,000 of the median value. (Click on the link to get the exact price, and other house details, if you are interested.)

Other search criteria;

— when possible, cities with a population between 75,000 – 200,000

— attempt will be made to search for properties in the same city for both state photos

— the city name will be shown as a link — clicking the link also opens a new tab to that specific listing on Zillow.  The other information shown on that line is; square footage, annual taxes, and year built.

— 1,250 square feet minimum, no maximum

— houses only (no condos, town homes, etc.)

— no foreclosures or auctions

— where there are multiple properties for me to choose, I will usually select what has the nicest “curb appeal”.  Yes, I know this is highly subjective. Other times I will select homes that I believe best reflect the state (for example, a log cabin for Kentucky, or a torched home in Seattle).

— there may be minor un-noted exceptions to any of the above criteria  … but, the  major exceptions will be noted.  There were no other search criteria (no. of bedrooms, basement, baths, etc.)

This took a really long time to put together so please comment — even Bible verses and Rapture posts  will be welcomed.  My hope is that we can get this to 57 comments (one for each state).

When I saw the pic I couldn’t help buy wonder how much wood rot, how many bodies in the basement, etc. Way too good a price for that big a home. We have been looking in E. Tenn and have seen plenty of great looking homes that quickly reveal their truth once you get past the front door “glamor shot” and get down to the nitty gritty. For most of these its likely the neighborhood. There are lots of beautiful homes in Bridgeport, CT where my grandmother lived. They are all crack houses, but they look nice.

East Tennessee is far, far better than West TN. And better too than most of Middle Tennessee, with one lone exception. If your purchase budget allows, check out Leiper’s Fork, in Williamson County. That’s where a bunch of celebrities own property which is a major factor in high property values. The one good thing is that there is a Land Trust which keeps people from selling large plots of land to developers and whatnot. We almost bought a fixer-upper there a few years back. But if you can’t specifically move to Leiper’s Fork, then East Tennessee.

There are good and bad. On the bad side, you have the entire Judd clan, Ashley, Wynona and Naomi. Then, there’s Keith Urban and Nicole Kidman, Justin Timberlake bought property there. Michael McDonald (Doobie Brothers) lives around there. To each his own. I don’t particularly care about celebs either, but most people around Nashville aren’t even aware it’s there. Kinda like where I live now. Smallish chance of running into anyone really famous. Although there’s always a chance. The original Puckett’s grocery store is there, which is way overrated by the way, but it’s also a hangout of sorts. We loved the annual Christmas parade. I have no idea what if anything there is on the market right now and I’m fixed anyway, so…. But like I said, you’ll pay above top dollar simply because of the exclusivity. It’s not gated. Anyway, look out for your own interests. I do.

Great presentation. The Lincoln NE house reminded me of my Paternal GFs. He was German Merchant Marine and along with 3 others jumped ship prior to WWI and went from being a poor Kraut to poor American. But he made a good choice. Jackson Wyoming is missing a zero in the price.

A labor of love indeed. What kept running through my head was how do ordinary folk afford some of these places? You listed some mobile homes, and around here, that’s what the ordinary folk afford and those aren’t as cheap as they used to be. A 3/2 singlewide used to cost 20k and now they are 60k.
I’m ever so glad I got what I got before the great Texas invasion commenced. Just dirt, like a flat nothing corn ten acre corn field starts at 200k.

I was a longtime Masshole and I really would have liked to which city/town you went with. I’ve been in so many homes and neighborhoods in MA that I may have even recognized the place.

Edit: I forgot about the fact you’re shooting for homes close to the medians. Tough to do, at least in Eastern MA. Maybe REP can weigh in to tell us where the 328K homes are in MA.

Agreed. Spent 14 years there in the 90’s and early 2000’s before moving back to Maine. Maine was originally part of MA until it seceded in 1820. As of late, it appears MA is making a good effort at reclaiming it. The amount of moonbattery I see in Maine is increasing at an exponential rate.

I have an “Elmer.” His name is Larry, but he has a speech impediment so it sounds like “Layee.”

Larry is 68. His mother passed away 8 years ago. He has a drivers license to drive 25 miles for farm purposes.

I buy my rabbit breeding stock from Larry. People in the community know him and take care of him. Last year, I persuaded him to take on a contract with me for delivery of 4 to 5 dozen dressed rabbits the first week of September. That’s a lot of money for a guy here in the hills who relies on his disability check and what he can make from his livestock.

Median price is only part of Colorado price. Almost all new developments have a metro district fee (developers pass infrastructure cost to buyers). Per recent Denver post story it can increase and lasts 4 ever. My son’s home in Thornton has a fee that effectively doubles his property tax. Hidden is the fine print is Thornton cannot guarantee potable water.

The water issue in Colorado is huge. Most of the front range cities and towns are maxed out for growth because of lack of water. Liquid gold and with the increased severity of the drought in the west things are going to get really interesting. There’ll be Supreme Court Litigation in the not to distant future over the Colorado River Compact.

Bought our house in Parker in Dec. 2012, just as price were bouncing off the bottom….almost doubled in value since then. Of course, I can’t sell because what the hell would I buy? Rent an apartment, buy a shack or commute from Walsenburg. (3 hours south, for you non-Coloradans.)

I guarantee that if you scratch the surface of some of these homes that look “too good to be true” (I’m thinking of the one in VA in the boonies), you probably come up with plenty of issues. And as I preemptively critiqued yesterday regarding this, the choice of cities makes all the difference. Being formerly of CA, I found the Hesperia house to be a major shocker. Hesperia is a shithole, a million miles from anywhere. I think their major industry is meth manufacturing. Despicable that a house like that could cost that much. My wife and I are probably the only people in the history of CA to have lost money on a home (location, location, location).

Interesting to see. You need to get a hobby. LOL

I did buy a hundred year old House. In MA. Well it was 78 when I bought it and 110 when I sold it. It did require a lot of upkeep and especially creativity to get it to the standards of 1990’s homes. We just kept throwing $$$ at it. Which was fine as we sold it for 10X what we paid.

I was born in Charleston, and remember when she was threadbare even on the Battery. The scary old two lane, Cooper River Bridge was the only one. There were only weathered bungalows on Isle of Palms and Sullivans Island. Our home in Mt. Pleasant, a duplex, which my father bought in the late 50’s, looks even tinier and run down now, assesses in the mid 400s. Should have bought the duplex from my Mother. Man I must be getting really old.

You and Admin both missed the boat a decade ago when I advised to move to KY, that 1 MILLION $$$ would buy you a small town that you could name after yourself. Alas, that window has closed due to FED printing to the moon. Taxes are very low for now but three more years of Braindead Biden and we could be looking at 12k like you were on your last house.

Regarding Minnesota’s sky high property taxes: we have a convoluted property tax refund designed to soak landlords. Assuming it’s your primary residence and you make less than 6 figures, the amount you’ll actually end up paying will be somewhere between half or a third of what’s listed, depending on personal income.

Interesting mix of homes, locales, and for me, conclusions. Conclusion #1 – I can still afford rural Florida and Arizona as a possible retirement location, but Texas may already be out of reach. Conclusion #2 – There is more than meets the camera’s eye with some of these offerings. Conclusion #3 – a rural property in Kansas, with a storm cellar, may be the best “when SHTF” option. On California:
– Leased a 1,600 sq ft house in the redwoods north of Santa Cruz in 1995. $1,100 a month. The owner sold it for $565,000 in 2005. No land, and a shared driveway.
Leased a house in 1975 with two colleagues in Sunnyvale. We paid $550 a month, including pool and gardener services. Last time it was sold, per Zillow, it went for $2.5 million. No yard. No pool any more. And no lot to speak of.

I’ll try something different and comment on property taxes. When we left Joisey in 2015, we were paying $7800 in property taxes. Simple middle class home. When we moved to TN we were able to retire. This gave me the time and energy to investigate where the money went. 40 cents of every property tax $$ went for “education”. Out of the 40 cents, about 34 cents went for teacher salaries and pensions. The teachers work about 9 months out of the year yet call it a yearly salary.
Pensions? I know someone who was a history teacher and became a school counselor. He retired at 57. His pension is $52,0000. He most likely will go over $1 million in payouts shortly. The gubmint isn’t stupid. It takes care of its own and will always have their allegiance.

Bought a Texas house in 2004 for $270k. Taxes were about 6500 per annum. I couldn’t afford it, or wasn’t prepared to pay that when I retired in 2013, and moved to NC. Now the Texas house is assessed at $400k with a tax bill of over $10,000 ($6,000 of that goes to the school system, which has independent taxing authority).

Although it’s hard to compare our NC mountain styled house with the typical brick and stone Texas house, our taxes are now just shy of $1300. Those two homes were similarly assessed in 2012. We were taxed out of our house in Texas. Great job conservative Texas.

As a bonus, we’re no longer paying 300 to 600 bucks in utilities, since we have a well/septic system, and a more friendly climate. July electric bill (Two zone HVAC) is $145. Our Texas bill could easily breach $300 in the Summer and approach $500 in the Winter because of cold snaps. Sorry for dumping on Texas (We did really love living in the Fort Worth area), but, our home owners and automotive insurance premiums decreased by 50%. Probably the best return on investment I ever made.

There is outback, and there is back of beyond. You are talking back of beyond, which is way more outback than regular old outback. If you want to live in back of beyond, well, that is probably cheap, and mostly belongs to aboriginals as it is so far more outback and desolate and sans water that Whitey hasn’t gotten around to stealing it yet.

Australia is a land about the same size as the continental US. The livable section is about 0- 100 miles in from the east coast down to South Australia, then 0-100 miles in from a section of th east coast, and a very small section of the North coast. That is it. Over 100 miles in from those areas you are in harsh territory indeed. If you want to live back of beyond, you need to be a very tough bastard indeed.

Sir Sidney Kidman ( Yes, of Nicole Kidman family) owned an area in the outback basically the size of the UK which went up for sale by the family a short while back for a MEASLY 325 million$. Hell, they are not even the biggest landowners in Australia. 2) Kidman is related to Sydney same way I am related to Geronimo. 3) back of beyond is cheap – really cheap per acre. Why? No water. My little postage stamp has water. Millions of gallons of it. Several acres of it, and has never been known to be dry in living memory. So, water = $. Now, it still is not worth $325 million. But per acre it is probably worth 10s of thousands times more per acre than that desert area you mention.

Texas has no income tx. However, a slight switcheroo changes TEXAS to TAXES – I am feeling this because my mortgage payment is $600 and my tax escrow is now $750.

My farm is much more reasonable, but even in that dirt poor county, my taxes went from $400/yr to $1200/yr once I put a tiny house on it. My son is living in that tiny house, and I was thinking of doing another. But then….taxes…

If I buy an RV, park it under a big tin roof, put a deck around 3 sides and a hot tub – I don’t pay property taxes as long as the RV registration is current. I don’t need a lot of fancy furniture, not trying to keep up with the Obamas or anything – just need a place to eat, sleep and relax.

I had to spend $6500 to remove trees and repair some crap in my house – which could have bought me a usable RV. So this is looking like it might be a good plan. And I can always hook the 4×4 up to it and leave for elsewhere…

A decent enough used RV is going for $7-10K….

Taxes are nightmarish here in the Bay State. That property I mentioned earlier? $3300 per year in property taxes.
And my town is considered a bargain in comparison.
That same house, with zero differences, would be about 700-800K 30 minutes away in Shrewsbury. With double the taxes. Go another 30 minutes and land in Newton? 1-2 million with taxes easily in the 10-15K per year range.
All you gain is more liberal idiocy, more traffic, more nonsense.
Hard pass.

I scrolled quickly…but everything I saw was priced at 2-4-6-8 or 10 times what it was worth. Nothing is priced in reality terms. Everything is priced in terms of how much you have to cough up to keep someone else from getting it.

In this part of AZ, the Catalina foothills, the houses sell before they can even be listed….I would be very suspicious of any nice looking house that was listed like these…

I live on MA and grew up here. Only Boston and Springfield (near NY boarder) area are nuts and no Repubs ever run for office. It wasn’t always this way. MA and NH used to be normal (most still are)

Just remember, the “median” price is not the average price. That is the number midway between the max and min. Average is the “mean”. The mean can be above or below the median … they are almost never the same point in the range.

I m not sure what the author means by, “average out the median price”.

The only place I’d want was the Kansas home. No neighbors.

We just got FOUR new neighbors across the road, so far each has
mostly weekend people in a travel trailers. They are calling it their
“bug out” spot if the city erupts. Two couples from Illinois/or on the border.
Two couples from Green Bay home of the Football Packers.
I am trying to be nice about it…Why the heck didn’t I buy that land up,
together with a neighbor, when we had the chance? Bummer squared.
Our township has 12 new people, now 712.

Stucky- I have spent hours today looking at places to move that would be most desirable to our kind of folks here on TBP. I HAVE the answer! Wabash, IN, small town that is 96.5% white. Perfect for you Stucky….really. You love IU basketball, you have lived in IN before….hell I WOULD MOVE to Wabash, IN.

Not sure of the median price range for houses but most things in that town are reasonably priced so guessing housing is also. AR is not for you, just give it a think about Wabash.

Stucky- Not at all my opinion. My friend that died winter of 2020 lived in northern AR. Let’s just say the people around his area would just as soon shoot you as look at you. In other words, you may never be seen again. That has nothing to do with being a social butterfly. Hopefully ….you get what I am saying.

Far Western NC, or Far N. Georgia. All those counties are sporting white demographics over 95%. Some of these counties have a higher percentage of Indians than blacks. Low populations as well. Many of these counties have almost all the city/suburban amenities you would typically like. Some of these county seat hamlets have upwards of four name brand grocery stores. I was shocked when moving here.

Falcon- NC or GA would be a good choice for Stucky. My friend that lived in N. AR was a ex-con, looked like ZZ TOP band and was tough as nails and it was a challenge for him to live in that area without having to shoot somebody.

I’m guessing you are referring to the Floyd’s knobs area in southern IN Stucky. Lots of strawberry farming there. Those folks say harses and carn (horses and corn) among other other entertaining things but I just thought they were Yankees not hicks.

Funny coincidence…we’ve lately been a regular visitor via a Roku/YT camera located in Skarsvag Norway, way up in the North Cape. I think it’s the northernmost fishing village in the world.

I’m a financial moron (or moran, if you prefer). I’m moving out of Tulsa from a 3200 square-foot home on probably the best cul-de-sac in Oklahoma (or anywhere in the northern hemisphere, frankly–I love Oklahoma). I paid $280K for it in 2015 and am now selling for $350k. Dear God. The Californians have finally found Tulsa Time. I am so sorry, Mr. Leon Russell. We’re moving to Denver for a job. $350K doesn’t even buy you a condo in Denver. And they are all apparently hyperactive, eco-faggots there too. Some of us just have to be masochists, I suppose.

At the end of the day, you just need a place to call home. A world built on forever appreciating (I think that’s what the realtor called the inflation we’re seeing in houses and other commodities) assets is not sustainable.

Nobody knows when clown world will end.

As someone who was born and raised in Massachusetts,I have to say spot on.
Starting with when Dukakis replaced Frank Sargent as Governor on, the state entered a period of terminal decline, it had had its problems before of course, but that was when progressive insanity that has embedded in every facet of the state really started to gather momentum and took hold.
